Bulgarian Property Market Insight

GOLF GRABS BULGARIA!

At the present time there are only three golf courses in the whole of Bulgaria: one at Elin Pelin, near the capital, Sofia, and two owned by Air Sofia. These are located at Ihtiman, opened in 2000, 40km from Sofia, and at Sliven, opened in 2004, 90km from the Black Sea.

Because of the increasingly rapid rise in foreign interest in Bulgaria recently, several more golf courses are proposed. One of these will be located at Razgrad, in the north-east, about 90km from the Black Sea. More are scheduled to open in the next few years: two at Kavarna and one at Primorsko, near Sozopol.

Mountain and ski areas will be represented by a golf course in the ski town of Bansko this year, and a very large golf complex between Kostenets and Borovets, the country's foremost ski resort. This is scheduled for 2007, the year of Bulgaria's entry into the European Union, and will be located at Dolna Banya, already near Bulgaria's first golf course at Ihtiman.

Bulgaria Properties Ltd has purchased almost 6 acres of prime development land adjacent to the proposed golf course at Dolna Banya. The plans are to construct about 220 apartments around a comprehensive sports complex, with access to the golf course by a short footpath. The amenities on site are to include tennis, volleyball, squash, badminton, lawn bowls, boules (boccia), shooting, archery, croquet, mountain biking, and fishing nearby. Indoor facilities will include a 140-seat main restaurant and cabaret stage, a huge main bar (perhaps the largest in Bulgaria), a sports bar with projection TV, snooker, pool, table football, table tennis, a Chinese restaurant, Indian restaurant, fast food cafeteria, pizzeria, gymnasium, sauna, massage parlour, clinic, chemist, sports shop and minimarket.

Steve Avery, a Director of Bulgaria Properties Ltd, said, It may sound like a clich, but we really were in the right place at the right time! After two years in this business, I just couldnt believe my luck to find such a gem. Anyone involved in this project should make a serious return on their investment.?/p>

GENERAL OBSERVATIONS ABOUT THE BULGARIAN PROPERTY MARKET

On Borovets and Bansko generally, Steve had this to say: Apart from having ski lifts and ski runs, these two towns are quite different from each other, and appeal to different groups of people. Bansko is an old, traditional residential town with lots of character and no fewer than 180 quaint taverns full of local people singing and dancing to a typical Bulgarian folk band. Borovets, by contrast, is purely a resort, with hotels, modern west European-style bars and night-clubs, cafs and restaurants. Residential property and holiday homes are therefore readily available in Bansko, but not in Borovets, where the closest you can get is usually in one of the surrounding villages.

As for property values, Bansko went mad for a period of three months at the end of 2003, with land prices doubling, and then calmed down. Many poor goatherders suddenly found that they were rich. Nothing wrong with that, I say. Since then values have been pretty steady there until now, when theyre starting to creep up again. The reason for this is that the sudden surge in foreign tourists to Bansko has left the supply of holiday accommodation woefully short of the demand. And this trend shows no sign of abating. To try to cope with it, there have sprung up many hotels and apartment projects, but it seems unlikely that even these will be able to satisfy the demand for accommodation for several years yet. As a result, the prices for such apartments range from 1,000 Euros per sq.m. for a ground-floor unit facing away from the mountains, to 1,350 Euros per sq.m. for a top-floor example with a mountain view. Yet, people buy them. I guess, because a 1 bedroom 60sq.m. apartment for 41,000 is still a far better deal than youd get in Spain. Ive heard developers claim that 90% of their apartments are sold within 3 weeks! I only hope that we have such luck when ours are released in June!

In this respect Borovets, again, is different. Although its Bulgarias first and best-known ski resort, it stagnated for years?until now. The Super Borovets?project, funded by EU, governmental, foreign and local business sources, is scheduled to run from 2005 to 2009, and will revitalise the whole region around the town to a radius of 10-12km. This has already started to affect property values in the surrounding areas. To give an example, in March 2004 we bought, unseen, a half-acre plot in a village 15km from Borovets. When I visited it, I discovered that it wasnt suitable for building apartments; so, I put it on the market in August. By November it was sold at an 80% profit ?after all costs were deducted!

I am personally of the opinion that the Bansko effect?could strike around Borovets at any moment. Thats the reason why Bulgaria Properties Ltd is developing four projects here, and only two in Bansko. We can sell these apartments about 15% cheaper ?at the moment, anyway. Borovets must surely offer a better return on investment, regardless of the type of property bought: land, a shack, whatever. You wont find new apartments easily, though. As far as we know, Bulgaria Properties Ltd is the only developer building them. I dont, however, expect this monopoly to last for long.

Bulgarias third ski region is at Pamporovo, which, like Borovets, is purely a resort. Funding is starting to come in, but full development, if it happens at all, is likely to follow several years behind Borovets. Its distance from Sofia (a days drive) makes it less attractive to visitors from north and west Europe. It is, however, popular with Greeks, because of its proximity to the frontier. One of Bulgarias major motorway routes to Greece will pass very close to Pamporovo, and this should boost its popularity, as well as making the Mediterranean Sea more accessible.

Property values are lower here than in Bansko and Borovets, but are creeping up gradually. I reckon that Pamporovo is a good long-term prospect; say five to ten years. The only reason why Bulgaria Properties Ltd has no developments here is because Ill probably have retired before the boom happens.?/p>

How does a mountain area investment compare with coastal properties?

Significant differences yet again. Until recently, most of the investment was flooding into the northern Black Sea coast resorts, from Varna down to Sunny Beach. The area became very popular as a result of the Bulgarian governments Bulgaria the Beautiful?TV campaign back in the ?0s, and the subsequent interest of package tour operators. Now that the north is saturated with developments, the interest has begun to creep down the coast. This is causing a steep rise in property values. They are still lower than those in the north, but the gap is closing. An investment in the south should therefore offer a better ROI.

Dont expect, though, the ambience of the south to become like that of the north. When I discussed the subject with the Chairman of the Bulgarian Foreign Investment Agency last year ?an extremely intelligent and able young man, I must add ?he told me in no uncertain terms that he did not want the south to become like the north. His very words were: We dont want another Benidorm.?So, prospective property purchasers need to bear this in mind, and balance their desire for more capital growth, or their willingness to accept less, with the different rental market appeal of the two regions, along with their own taste in holidays.

There is one highly significant factor, however, which very often goes unnoticed until it is too late; and it applies to the whole coast. Most people dont know that it freezes on the coast in winter. When they see the coastal resorts basking in the hot summer sunshine, its difficult to imagine snow on the ground. The entire coast simply shuts down in the winter, and nothing happens. Its as dead as a doornail. Therefore, rental income can be fairly assured for 15 weeks, possibly 20, plus some odd bits in the shoulder seasons of April and October. The coast has a five-month season from May to September, compared to nine months in the ski areas. Those people buying only for rental income, therefore, would find the mountains far more lucrative.

?The Times?recently published an article, saying: Rental yields tend to be better for ski properties than those on the coast because of the longer ski season. You could expect about 12 per cent gross yield for a good ski apartment and about half that on the coast.?/p>

Rents vary greatly, and depend on many factors, most of which should be obvious: location, size, view, amenities. The standard of finish and the condition of the property can also determine your market quite radically. To appeal to west Europeans, and to command the highest rents, your property must be well finished and appointed, and be in tip-top condition. If it is not, you still have a market for east Europeans, who tolerate less salubrious surroundings because they pay much less, usually about half of the west European rates.

Generally, summer rental rates on the coast equate to winter rates in the ski resorts, both seasons being about five months. Remember that you also have about four months?additional rent, though at lower rates, during the summer in the mountains. These rates should increase gradually, as the Government programmes to make the ski towns more popular for summer holidays make their mark.

There are several Bulgarian agencies willing to manage your rental properties for you. Expect to pay about 20% of the rent as a fee.?/p>

What about properties in the countryside?

Not a serious contender in the ROI stakes, I think. Not if you consider the effort involved. You can pick up property very cheaply indeed in the inland areas, away from the resorts. Almost always itll need some kind of work; anything from a face-lift to demolition. Theres often no inner staircase to the bedrooms, no bathroom, and the toilet is in a shed in the garden. This kind of property is great for buyers who want to get away from their homeland, and disappear in the beauty of nature permanently. As a business, it could appeal to self-builders or DIY enthusiasts, prepared to do it for fun, and accept a low return on their financial and physical investment. As for rental income, forget it!?/p>

And the cities?

Again, there are differences, even between cities. The prime city is, of course, Sofia, the capital. Buy the right apartment here, in the right area, and you can expect a guaranteed rental return of about 12% per annum. The flavour of the month is gated communities, particularly in the south of the city. The diplomatic residential district of Vitosha is one of the best bets. There is a ready demand for luxury accommodation from diplomatic staff and executives seconded by foreign companies, usually on a long-term basis, and this demand should increase as 2007, the year of Bulgarias accession to the European Union, approaches. Although you should expect to pay high for such properties by Bulgarian standards, its still only the price of a tarted-up Victorian terraced flat in a UK provincial town.

Theres virtually no market for tourist rentals in Sofia, as its probably the least interesting European capital city. Its also very polluted, although they are trying to clean up their act, ready for EU entry in 2007.

Plovdiv, the countrys second city, is much more pleasant. It has a quaint old town, as well as modern business districts. It therefore bridges the gap between business and tourism, as far as rentals are concerned. Plovdiv is connected to Sofia by an excellent motorway, on which you can keep the pedal to the metal, if youre prepared to risk an on-the-spot fine of 50 Leva (about 18).

Veliko Tarnovo is probably Bulgarias most touristic city, with its citadel and mediaeval ramparts. Most people who buy property here do so to make it their main home. The city itself is beautiful, and it has everything a townie needs. Drive a short distance, and youre in some wonderful countryside. You couldnt really make a good living from rentals, but its the perfect place to retire to.

Theres one more thing which is important enough to mention: Mineral baths. These exist all over Bulgaria, the most significant being at Narechen, south of Plovdiv, and Momin Prohod, near Kostenets. Scientific studies rank Bulgaria among the foremost in Europe for hydrothermal, bioclimatic and mud treatments, sea cures and other health resources. Bulgaria is a world leader with its exceptional diversity of medicinal herbs and the excellent curative properties of its apian products. Any property near a spa should attract a premium to its sales or rental value.?/p>

10 Extraordinary Reasons Why People Join the Military

It is hard to live with guns. This must have been the reason why many parents despise their sons or even daughters decision to join the military. But those who persist in joining this institution insist that the feeling is what they call a call of duty.?This is when they feel that they need to protect and fight for their beloved country.

However, some researchers had found out that people who join the military have mixed emotions, mixed sentiments and various reasons. All together, they compromise what seems to be the most diversified grounds for getting into the battlefield and fight for honor.

Hence, for those who wish to know why more and more people are joining the military, here is a list of 10 amazing yet strange reasons why they wanted to join the forces.

1. Financial reasons

One of the most intriguing reasons why people join the military is due to the bonuses and compensation that they will get.

The reason for this high-paying job is that the military recruitment program is actually experiencing a downfall in their program. In spite of the many contentions of the military people, they cannot dismiss the fact that for the past 10 years or so, they have been trying to recruit as many people as possible to join the military but to no avail.

That is why they have decided to increase the benefits and enlistment bonuses.?These enlistment bonuses?are juts the primary benefits that they and their family can obtain even just from the start of the enlistment.

Basically, the military people in the United States can obtain to as much as $70,000 as the government support in the studying of qualified service affiliates.

During the retirement, the military personnel can obtain as much as $100 in a month for the repayment of tutorial assistance.?/p>

Because of these benefits, the main target of the military recruitment is the college students who might want to take their time off from schooling. The military recruitment also focuses in recruiting high schoolers who are studying in a home school program.

With the remarkable financial benefits given by the military, who could resist such offer?

2. To be away from their parents

Funny as it may seem but many young boys are actually enticed to join the military because they wanted to stay away from their parents. 7 out of 10 high-school- age boys stated that their parents are so strict and demanding that they wanted to steer clear from them.

Hence, when opportunities like joining in the military along with the astonishing financial benefits, they would rather join the forces than to get spank and scolded by their moms.

3. A test of ones courage

Joining the military is like a daring?game, where people get to grab the chances of proving their courage and guts. Some say it is a man thing. It is as if when you join the military, you have somewhat proven to your neighborhood that you are brave enough to face Saddam or Bin Laden.

4. Good citizenship

Others say that the reason why they join the military is that they wanted to prove to their beloved country that they are good citizens and that they will defend the nation for as long as they can hold a gun and kill an Iraqi.

Sounds pathetic? Think again.

Some people think that joining a military is like paying tribute to the wonders that the United States was able to provide them. And yet, by the time they get into the war, they claim that the tribute is no longer present.

The problem is that there is no turning back.

5. To fight Al Qaeda and look for Osama Bin Laden

It may sound hilarious but this is actually one of the main reasons why some people join the military. In a recent survey, almost 35% out of the 100 interviewees responded that they wanted to help the American soldiers find Osama Bin Laden and bring down the forces of Al Qaeda.

In fact, this is one of the main reasons why Pat Tillman, a legendary football star, has finally decided to give up his sports career and join the military.

With this reason, it is as if the military is all about the Al Qaeda and Osama Bin Laden.

6. A good career

Another reason for joining the military is that people are enticed to do so because the recruiters say it is definitely a good career joining the military.

Just hope they are not lying.

7. Full time employment

For most people who had been completely jobless for almost 4 years, joining the military is a very attractive decision to make. Many insist that one of their main reasons why they join the service is because of the full time employment that they can achieve.

This would mean a the end of their job hunting, another four years not worrying anymore what to eat and where to buy their babys diapers, and a secured future, maybe not for them but for their family.

8. Family tradition

It is the way it is. Some people join the military because everyone in the family is doing it. Not much choice, huh?

9. To learn new skills

People who have these reasons are the adventurous type. They seek newer skills that they can master, and military seems to be the only way to gain such expertise.

10. Pride

Some people join the military because having those badges on their soldiers makes them proud of themselves. It is as if being a soldier is the most honorable job any one could ever have.

Some of these reasons may sound hilarious, while others sound so pathetic. For those who still want to join the military with reasons that are not included here, just think before you act. As they say, whoever lights a match will definitely get burn.

Getting Help For Your Fear, Bipolar, And Anxiety Problems

It is not easy to deal with your fears, bipolar, or anxiety problems. The first step is that you should talk to a professional who can get you started in the right path of getting better. Getting help from a counselor or other professional is very important and can provide you much help and insights in dealing with your current problem. In addition, here are some techniques a person can use to help manage their fears, bipolar, and anxieties.

Learn to take it one day at a time. Instead of worrying about how you will get through the rest of the week or coming month, try to focus on today. Each day can provide us with different opportunities to learn new things and that includes learning how to deal with your problems. Focus on the present and stop trying to predict what may happen next week. Next week will take care of itself.

A good way to manage your fear is to challenge your negative thinking with positive statements and realistic thinking. When encountering thoughts that make your fearful or anxious, challenge those thoughts by asking yourself questions that will maintain objectivity and common sense.

Sometimes, we may be nervous doing a certain task that may be scary. When this happens, visualize yourself doing the task in your mind. For instance, you and your team have to play in the championship hockey game in front of a large group of people in the next few days. Before the big day comes, imagine yourself playing the game in your mind. Imagine that your playing in front of a large audience. By playing the game in your mind, you will be better prepared to perform for real when the time comes. Self Visualization is a great way to reduce the fear and stress of a coming situation.

Remember that there is one power that is stronger than your fears and that is the power of God. A person does not have to be religious to use the power of God. When the going gets tough, talk to God about your problems as if you were talking to a friend. Review the Bible and pray hard. Be persistent and be open in the avenues that God may provide to you in solving your problem. It is not always easy, however God is in control and he will help you if you ask him.

As a Layman, I realize it is not easy to deal with all of our fears, however there are all kinds of help available. The key is to be patient and not to give up. In time, you will be able to find those resources that will help you with your problems.

Do you Know the Origin of Basketball?

Do you know the origin of basketball?

The origins of the game of basketball can be traced back to a gentleman by the name of Dr. James Naismith. In 1861, Naismith was born in Almonte, Ontario, Canada. During his early school days, Naismith would play a game called duck on a rock whereby the child would endeavor to knock the duck off the top of the rock with a toss of another rock.

Later on, Naismith would go on to McGill University in Montreal and would later become McGill University's Athletic Director. He would subsequently move on to YMCA Training School in Springfield, Massachusetts and in 1891, the game of basketball began.

Given the cold Massachusetts winters, Naismith needed to find a recreational activity that could be played indoors and he preferred a sport that would develop skill and one that was not exclusively relying on strength. The first game was played with two peach baskets for goals and a soccer ball.

Further to his credit, Naismith became a medical doctor specializing in sports physiology and a Presbyterian minister. Naismith was able to see his beloved sport of basketball, gain acceptance in numerous countries through the YMCA since 1893. As well, the sport of basketball was brought forth at the Berlin Olympics in 1936. As we speak, the game of basketball has become a very popular professional sport.

Bowl Handle Fails to Flush Standard

Close but no cigar could be the post-theme of Super Bowl XL as far as a record Las Vegas Super Bowl handle is concerned.

Pittsburgh defeated Seattle 21-10 Sunday -- easily covering the spread --- the total went way under 47, Bill Cowper finally won a Lombardi and the Bus finally rolled a stop, while on top.

The $6,064,000 Question in the Land of Odds -- besides "Did you win or lose?" was "Will the handle surpass last year's standard of more than $90 million?"

"I won't know until sometime Monday when I see all the numbers and things come together, but it's going to be close," said Tony Paonessa, race and sports book manager at Sam's Town.

"Last year was close."

Rich Baccellieri, race and sports director at the Palms, used the C word too.

"It was amazing how close everything was," Bacellieri said, pointing to a differential of 50 in the number of tickets written on the two Super Bowl combatants among thousands sold.

"Right now I couldn't tell you what the city's handle was, just how we did here and our business was up 65 percent.

"That creates so much juice.

"But I'll tell you this: we needed Pittsburgh."

Many Vegas Valley sports books kicked off at Steelers minus 4, but 4 1/2s were available throughout the wagering period (including at the Las Vegas Hilton) and 5s were spotted here and there.

The Palms dove in at 3 1/2.

"We got money from every Seattle fan in the world," Baccellieri said, acknowledging he took "several" six-figure bets.

"We had a lot of late money on the Seahawks, but the money line was fairly balanced."

The Hilton also took a bundle on the Far Northwesterns -- until just before wagering windows were shuttered.

"We had lots of Seahawks backing until a last minute rush on the Steelers," said oddsmaker/supervisor Jeff Sherman.

He also reported a win for the house.

"Parlay cards had a good handle and average win, while props did very well," Sherman said. "It just took awhile to grade them."

SuperBook boss Jay Kornegay had a strong opinion on Pittsbugh going into the game.

The Palms broke even on parlay cards, while Sam's Town reported a "small winning day."

"The important thing is we didn't lose," Paonessa said, adding that the Boyd Group was a loser on the total.

All three resorts reported heavy traffic as Sin City circumvented the NFL ban on Super Bowl parties by offering food and drink specials and showing the game on regulation-sized TVs throughout the casinos.

"We were busy, but I've seen better," Paonessa said.

"We were busy all day," said Baccellieri, a veteran Caesars Palace employee who hadn't been in Vegas for the Super Bowl in five or six years

"Always before I saw it from the perspective of a major Strip hotel," he continued.

"It was fun, different, to view it from an off-Strip one.

"I'd call it a decent day."

Not even close.

Gain Confidence and Boost Self Esteem in 5 Simple Steps

We all want to become more confident and feel good about ourselves so we can live our very best life. Here are some ways to gain confidence and raise self-esteem:

1. Do something that requires a decision and a follow-through.

Have you been putting off writing that letter to aunt Martha? Is there a friend youve been meaning to call? Wash the car, tidy the garden or clean the house. Youll gain confidence by setting goals (even small ones) and following through on them.

2. Enjoy something you do well.

Do you have any hobbies or sports that you enjoy playing? Some things like going swimming, painting or writing can hold your attention and get you into a state of flow? While you are in the flow you forget about everything else.

Afterwards, youll feel competent and capable. Its a great way to boost your self-esteem. If you dont have any particular hobbies or pastimes that you enjoy make an effort to try something youve always wanted to try.

Picture yourself doing it, and then give it a try! It doesnt have to be something big - it can be as simple as joining a walking club.

Youll find that you are more centered and happier if you do something that puts you in that flow at least once a week.

3. Shift the focus.

Its been shown that low self-esteem develops hand-in-hand with individuals who put too much focus on themselves. You can gain confidence by doing something that focuses on someone else or even something else.

Youll find that when you are in a situation where you are meeting new people, you immediately become less nervous when you focus on the person you are meeting.

At the end of the day, youve interacted with others and will notice that you feel much lighter.

4. Relax, already!

Learning to become more relaxed is a great life enhancer. People who are more relaxed have fewer problems with their memories and are more likely to take the bumps in the road of life in stride.

The practice of meditation has gained popularity for this reason. You might want to look into Tai Chi, which involves physical relaxation techniques.

Whatever method you decide on, take relaxation seriously. The benefits are just too great to ignore. If youve never considered relaxation important, think of it this way: if you can attend to something that results in feeling good, how can you not gain confidence in your personal abilities?

5. Make a list of everything youve ever accomplished.

Think small. An accomplishment is an accomplishment! Some things you could put on your list: passed my drivers test and got my license, scored a goal when I played hockey, managed to save enough money to go on a trip and so on.

These are just a few ideas you can use to gain confidence and boost your self-esteem. Use these ideas as a base point and add these things permanently in your life.

Keep in mind, people are not born with good self-esteem, most of us have to work at it. It develops from your thinking and the things you do daily to make yourself feel good.

A Personal Friend

During a good manners and etiquette class, the teacher says to her students: "If you were courting a well educated young girl from a prominent family and during a dinner for two you needed to go to the toilet, what would you say to her?" Mike replies "Wait a minute, I'm going for a pee" The teacher says : "That would be very rude and improper on your part." Charlie replies: "I'm sorry I need to go to the toilet, I'll be back in a minute." The teacher says : "That's much better but to mention the word "toilet" during a meal, is unpleasant." And Johnny says: "My dear, please excuse me for a moment. I have to go shake hands with a personal friend, whom, I hope, to be able to introduce to you after dinner.
